What makes a great listing agent realtor to sell your home?

Experience is critical.  Real Estate transactions are not cookie cutter…..so many parts of the real estate transaction can twist & turn. First of all you have a buyer, seller, home inspector, lender, appraiser, termite inspection, title companies, loan officers to name a few, plus 2 realtors.  You want an experience realtor that has experience with many transactions to handle situations that arise from the negotiation, inspections, appraisals, loan approvals, surveys, inspections and the many curve balls that come up in a real estate transaction.  With all of the parts of a sale, timing and keeping all parties on task are critical.  Any missed timelines and mishandling of the process, a deal may fall apart and we are talking about a lot of $$$!

Marketing – a great realtor will use the fantastic technology out there to maximize the exposure of your home.  It’s like fishing, “More hooks in the water, the better chance to catch a good buyer with a great price.”  I am not talking about Iphone photos. I want professional high definition photos and great virtual tours, 3D, Matteport, drone aerials to name a few -These should be on numerous website.

Print Media with floor plans, school and neighborhood complete material.

Lockboxes should be placed on the property for security and the ability to provide feedback from the showing agents.

Network – The Agent should also have a great network of contractors to help with repair items form the home inspection.

Appraisal package – a great agent will help prepare a valuation package for the appraiser visiting the property with comparable sales and a list of upgrades to help “Do the homework” for the appraiser to provide details which help support the value.
