I have had many sellers refuse to respond to a low offer on their home. The seller is offended. Well, guess what, if you don’t respond to the offer, you have a ZERO chance to maybe get a deal struck. I have seen offers on a $1.5M home come in at $1.2M…………after 4 counters, done deal at $1.43M You either accept the offer or always counter! At the end of the day, the seller has the power of the pen to sign the offer, IF AND ONLY IF it means their terms. That being said, a seller needs to be reasonable….if after 30 days on the market with 10 -15 showings and no offers, action is needed which may be price or improving some of the objections from the viewing buyers.
