There is a lot of bad information on realtor costs and fees. A realtor may represent you as a Buyer Agent for FREE! The Buyer Agent works with you for the entire process beginning with loan pre-qualification, looking for homes, performing inspections, termite inspections, walk-through and even at settlement also known as “Closing.” And guess what – The seller pays the Buyer agent. The seller also pays the listing agent who is the agent with the son in front of the property.
A Buyer Agent has a fiduciary responsibility to serve you and your interests through the entire process! A Buyer agent may be used to go buy a new home from a builder. The new home can be under construction or may not even be started. When builders plan to build a subdivision, they do budget to pay for buyer agent commissions and typically are super happy to have realtors selling their homes!!!
How does a realtor save you money?
*Imagine choosing the wrong lot which immediately but 5-10 years down the road may cost you because it backs to a busy road, storm water management area, power lines, or some other unattractive thing. Or maybe the lot will not accommodate a walk-out basement. Statistics show that a walk-out basement is more desirable to most buyers and usually will return a better sales price. The same may be said to a home that back to a private area versus a heavily traveled road way. In your excitement, you may forget to ask these questions but typically a Buyer Agent/Realtor will be there to help you navigate through your lot selection.
